Residential Revitalization Advance

IS THE HOME YOU HAVE TO SELL...
'A GREAT HOUSE BUT IT COULD USE SOME FRESHENING UP'?
WE'VE GOT YOU COVERED.

Real estate makes up about one third of the average estate in Canada, and property can be challenging for executors. Thanks to the internet, everybody thinks they know the value of a home and they expect the executor to get every possible cent.

It may make sense to invest some money to freshen up a home before listing it, but if it does, why should the executor have to tie up their own money for weeks or even months? Our friends at First Inheritance Inc. understand this important need.

They advance the funds you need in as little as 48 hours so you can get the house in order and get it on the market quickly.

How It Works

STEP 1: Complete and submit the form below for a Revitalization Advance. Within 24 hours, First Inheritance will contact you to discuss the amount of money you need.

STEP 2: Once your Revitalization Advance has been approved, First Inheritance will send the documentation required for signatures.

STEP 3: There are no monthly payments required. First Inheritance collects the advance and fees from the proceeds of the estate.

THERE'S NO REASON YOU SHOULD HAVE TO PAY OUT OF YOUR OWN POCKET

THE FINE PRINT

We know you don't want to have to go digging for the fine print so we did the digging for you, and we're sorry if our print is too big!

Maximum Amount of the Advance

The maximum available advance for Revitalization Advances is $75,000, which should be ample for freshening up a property for sale. Remember, you're not doing a home reno project for yourself. You just want to spruce it up enough that people can visualize the full value of the home. (You may be approved for a lesser amount depending on a number of factors.)

Underwriting Fee

This is a one-time cost for the work involved in approving your advance. They charge the higher of $1,000 or 10%. This is reasonable as revitalization advances in estate situations are far less common and more complicated than traditional loans.

Interest Rate

The rate is 19.5%, which is much lower than consumer loans with no payments (like "Don't-Pay-a Cent Events") and far less than Payday Loans. It's also much better than tying up your own money.
